Terracotta Roof Apron Flashing Replacement in Canterbury
The existing apron flashings around the dormer walls and window junctions on this Canterbury terracotta roof were aged, patched and no longer providing a dependable wall-to-tile transition.

The visible failure was concentrated at the dormer wall, window and tile junctions. Replacing the deteriorated apron flashing addressed those transitions without turning a local flashing fault into an unnecessary full-roof restoration.

The deteriorated flashing was replaced and new apron flashings were formed around the wall, window and roof-tile junctions, including the corners and gutter-side transitions.

Inspect the wall-to-tile junctions
The apron flashing around the dormer walls, window and adjoining roof tiles was checked to identify the deteriorated material, old patches and vulnerable transitions.

Remove the failed flashing
The affected roof junctions were opened and prepared so the aged flashing could be replaced without relying on another surface patch.

Install the new apron flashings
Replacement apron flashings were installed and carefully formed around the wall, window, corners and terracotta tile profiles to complete the repair.
